Electric: PG&E, the power lines stop at the lot adjacent to this one so you need to get power over to the property. You have a few options, you could consider a solar system, likely costs would be ~$20k, the new systems look like they pay for themselves in around 20 years, so you can always go green! If you want to hook up to the grid I have found the following information from calling PG&E. You need to get an application established, they are able to go over the documents you submit and give you an estimate for the project. They had the following general estimates 75% of New Overhead Electric Service cost between $1000 – $5000, provided no right of way or new easement is required and no additional infrastructure is required, which I believe would be this case since you only need one pole and you can put it on your own property. 20% of New Overhead Electric Service cost between $5000 – $10000 when additional and/or upgrades to infrastructure is required this would include installation of additional poles to carry the service wire from the electric service delivery point to the nearest PG&E electric equipment.
So if I were building on the lot, I would probably pick solar anyway. PG&E would charge you to hook up no matter what, and in 20 years you would have paid the equivalent of the solar system in the form of electric bills, then you would still be paying electric bills. I’d rather pay for the solar system and after 20 years be free and clear and in the green (pun intended!)
