Riverfront parcel, needs some work to secure access, lot’s of equity to be freed up by someone willing to put in some elbow grease. I have explained everything in the video below, but here it is in text form.
ACCESS SITUATION:
This property has an easement that runs down to the highway (see photo with blue line depicting the easement), however the highway has limited access points (please see plat map photo with yellow lines), that plat is the US 8 highway and the yellow lines denote “no access”. There is one access driveway allowed and constructed in 1991. If all the property owners (the neighbor owning parcel number PE 87 and whomever owns this lot, which would be you) agree to relocate the driveway, then WI DoT (you can speak to Mark, 715-365-5752, but please don’t bug him unless you’re serious) has stated that they would review the request and could move the access point to the edge of both parties parcels. I have the access application for the owner(s) to apply to relocate the existing driveway if you’d like I can provide that, as well as the neighbors name and mailing address from the county.
Bottom line, you either need to move the access point, or get the neighbor to grant an easement from the current access point (likely down the power line easement) connecting to the easement on record for this parcel. If you can’t get either options you can always petition for an “easement by necessity” and the courts will have to grant you an easement. So it’s not landlocked, but there is work to be done to acquire complete access. So whomever buys this property, at a steep discount, can unlock a lot of equity. This parcel was for sale for $25,000 before I realized the new highway interrupted the easement. Once you have access, and you put a little road in I believe the value of a parcel like this, riverfront on the Pelican River in Rhinelander, could be worth $40,000-$50,000, at least that’s where I comped it out when I bought it. I focus on simply buy and sell land flips, I’m electing to pass on doing the homework to unlock that equity as I’m too busy with other properties, it’s better for me to cut and run and sell it at a steep discount then to wait and figure out the access process, that’s why I’m selling it at this price.
